3. Research the location, not only the house

Visit the area on weekdays and weekends. Check traffic, noise, flood history, and nearby amenities. A great house in the wrong location often feels wrong after a few months.

4. Compare, then negotiate with data

Ask for recent comparable sales nearby. Use that data politely during negotiation. Agents expect questions — prepared buyers usually get clearer answers and better terms.
